1. About Group Edge

1.1 Group Edge is a real estate group-buying facilitation platform operated by 8 Views Digital Private Limited (hereinafter referred to as 'Group Edge', 'we', 'us', or 'our'), registered and operating in Hyderabad, Telangana, India.

1.2 Group Edge is powered by Right Fit Properties LLP, a real estate market intelligence platform. Group Edge uses market data, corridor intelligence, and developer relationships sourced through Right Fit Properties LLP to identify, verify, and facilitate group-buying opportunities for individual homebuyers in Hyderabad.

1.3 The platform operates at the address: 4th Floor, ABR Elite, Kakatiya Hills, Guttala_Begumpet, Kavuri Hills, Madhapur, Hyderabad, Telangana 500033.

1.4 Group Edge is not a real estate broker, developer, RERA-registered agent, or financial institution. We are a group-buying facilitation platform. All actual property transactions are executed directly between the buyer and the developer.

2. Definitions

For the purpose of these Terms, the following definitions apply:

• •'Platform' means the Group Edge website (groupedge.in), mobile site, and all associated digital properties.
• •'User' or 'You' means any individual who accesses or uses the Platform, including buyers, visitors, and registered members.
• •'Buyer Group' or 'Group' means a collection of individual buyers facilitated by Group Edge who share a common property interest and are brought together for the purpose of collective negotiation.
• •'Campaign' means a specific group-buying initiative created by Group Edge for a particular real estate project, with defined buyer count requirements, pricing parameters, and timelines.
• •'Developer' means the real estate developer, builder, or seller of the property project featured on the Platform.
• •'Group Price' means the negotiated property price obtained by Group Edge from the Developer on behalf of a confirmed Buyer Group.
• •'Listed Price' or 'Developer Price' means the publicly available price of a property unit as listed by the Developer on their own channels.
• •'Registration' means the act of a User submitting their requirements on the Platform to express interest in joining a Buyer Group.
• •'RERA' means the Real Estate (Regulation and Development) Act, 2016, and all rules, regulations, and orders issued thereunder, including those of the Telangana Real Estate Regulatory Authority (TSRERA).

3. Eligibility

3.1 You must be at least 18 years of age to use the Group Edge Platform.

3.2 You must be a resident of India or an NRI (Non-Resident Indian) with a valid Indian PAN card and the legal capacity to enter into a property purchase agreement under Indian law.

3.3 You represent and warrant that all information you provide to Group Edge is accurate, current, and complete.

3.4 Group Edge reserves the right to refuse Platform access to any individual at its sole discretion, including if there is reason to believe that the individual's Registration is fraudulent, speculative, or made in bad faith.

4. Nature of Service- What Group Edge Does and Does Not Do

Group Edge earns a success-based facilitation fee from the Developer only upon the closure of a property transaction by a Group Edge Buyer Group member. Group Edge does not charge any fee to buyers at any stage — including Registration, group formation, negotiation, or site visits.

5. Registration, Buyer Groups & Campaigns

5.1 Registering on the Platform or submitting your requirements constitutes an expression of interest only. Registration is not a contractual commitment to purchase any property.

5.2 Group Edge reserves the right to match your registration with a Buyer Group at its sole discretion, based on compatibility of requirements including location, budget, configuration, and purchase timeline.

5.3 Once you are placed in a Buyer Group and a Campaign is created for your chosen project, Group Edge will communicate this to you via WhatsApp or the contact number provided at Registration.

5.4 Campaign deadlines are set by Group Edge and are subject to change. Group Edge will notify you of any changes to a Campaign's deadline, group composition, or status.

5.5 If a Campaign does not reach the minimum required number of buyers within the stipulated deadline, Group Edge may, at its discretion:

• •Extend the Campaign deadline;
• •Merge your requirement with a new Campaign for the same project;
• •Add you to an open buyer pool for future group matching.

5.6 You may withdraw from a Campaign at any time before signing a property purchase agreement with the Developer, without any financial obligation to Group Edge.

5.7 Group Edge does not guarantee that a Buyer Group will be formed for every registered requirement, nor that a Group Price will be achieved in every Campaign.

6. Group Price, Savings & Estimates

6.1 Any savings estimate displayed on the Platform including in the Savings Calculator or Campaign cards is indicative only. It is based on typical discount ranges achieved in prior Group Edge negotiations and does not constitute a guarantee of any specific saving.

6.2 The actual Group Price for any Campaign is determined through negotiation with the Developer after the Buyer Group is confirmed. Group Edge will communicate the final Group Price to all Buyer Group members before any purchase decision is required.

6.3 The Group Price applies to the unit price of the property only. It does not include GST, stamp duty, registration charges, legal fees, home loan costs, maintenance deposits, or any other charges levied by the Developer, government authority, or bank.

6.4 The 'broker commission cashback' or 'cashback' figure displayed on the Platform represents the value of the developer-side commission that Group Edge passes back to the buyer in the form of a price reduction or negotiated benefit. This is not a direct cash payment from Group Edge to the buyer.

6.5 The EMI Calculator on the Platform is a general-purpose financial tool provided for illustrative purposes only. It does not constitute financial advice. Interest rates, loan eligibility, and EMI amounts will vary based on your lender's terms and your financial profile.

7. User Obligations

By using the Platform, you agree to:

• •Provide accurate, truthful, and current information in all registrations and communications.
• •Use the Platform solely for the purpose of exploring genuine property purchase opportunities and not for speculative, investment-flipping, or re-sale arbitrage purposes.
• •Not submit multiple registrations for the same project with different contact details.
• •Not share confidential Group Price information communicated by Group Edge with any party outside the Buyer Group without written consent from Group Edge.
• •Not attempt to directly negotiate with Developers using pricing intelligence obtained through the Group Edge platform outside of the Group Edge process.
• •Not use the Platform for any unlawful purpose or in violation of any applicable Indian law or regulation.
• •Not attempt to reverse-engineer, scrape, crawl, or systematically extract data from the Platform.

8. Intellectual Property

8.1 All content on the Group Edge Platform including but not limited to the brand name 'Group Edge', the logo, design, layout, copy, data, market intelligence, calculator tools, campaign structures, and methodology is the exclusive property of 8 Views Digital Private Limited and/or its licensors.

8.2 The Right Fit Properties LLP brand, data, and market intelligence integrated into the Platform remain the property of their respective rights holders and are used under licence.

8.3 You may not reproduce, republish, distribute, or commercially exploit any content from the Platform without prior written permission from Group Edge.

8.4 User-generated content (including registration data, preferences, and communications) remains your property, but by submitting it you grant Group Edge a non-exclusive, royalty-free licence to use it for the purpose of delivering the Group Edge service.

9. Disclaimer of Warranties

THE GROUP EDGE PLATFORM AND ALL CONTENT, TOOLS, AND SERVICES ARE PROVIDED 'AS IS' AND 'AS AVAILABLE', WITHOUT WARRANTY OF ANY KIND — EXPRESS OR IMPLIED — INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.

9.2 Group Edge is not responsible for the conduct, representations, or warranties of any Developer listed on the Platform.

10. Limitation of Liability

10.1 To the fullest extent permitted by applicable Indian law, Group Edge, its directors, employees, and affiliates shall not be liable for any indirect, incidental, consequential, special, or exemplary damages arising from your use of the Platform or participation in any Buyer Group or Campaign.

10.2 Group Edge's total aggregate liability to any User, in any event, shall not exceed the amount of any direct facilitation fee (if any) paid by that User to Group Edge in the twelve months preceding the claim. Since Group Edge does not charge buyers any fees, this liability limit is effectively zero.

10.3 Group Edge is not liable for any loss, damage, or claim arising from:

• •A Developer's failure to deliver on negotiated terms, project specifications, or possession timelines.
• •Any change in a property's RERA status, litigation, or encumbrance that arises after listing on the Platform.
• •Your reliance on savings estimates, EMI calculations, or market data provided on the Platform.
• •Any loss arising from your failure to conduct independent legal or financial due diligence before purchasing a property.
• •Force majeure events including government policy changes, natural disasters, or market disruptions.

11. Indemnification

You agree to indemnify, defend, and hold harmless Group Edge, 8 Views Digital Private Limited, and their respective directors, officers, employees, and affiliates from and against any claims, losses, damages, liabilities, costs, and expenses (including reasonable legal fees) arising from:

• •Your breach of these Terms and Conditions.
• •Your violation of any applicable law or third-party right.
• •Your misrepresentation of any information provided to Group Edge.
• •Any dispute between you and a Developer arising from a property transaction.

12. Third-Party Links, Developer Content & Integrations

12.1 The Platform may contain links to Developer websites, RERA portals, third-party property listing platforms, or other external resources. Group Edge is not responsible for the accuracy, content, or practices of any third-party website.

12.2 Project details, images, floor plans, and specifications displayed on the Platform are sourced from Developers and/or public records. Group Edge endeavours to verify this information but does not guarantee its accuracy or completeness.

12.3 The Platform integrates with WhatsApp for communication purposes. Use of WhatsApp is governed by WhatsApp's own Terms of Service and Privacy Policy.

13. Campaign Confidentiality & Group Price Disclosure

13.1 The Group Price communicated by Group Edge to Buyer Group members is confidential commercial information. You agree not to disclose the Group Price to any person outside the Buyer Group, including on social media, property forums, or in communications with the Developer directly.

13.2 Breach of this confidentiality obligation may result in the Developer withdrawing the Group Price, which would prejudice all members of the Buyer Group. Group Edge reserves the right to seek appropriate legal remedy in such cases.

14. Termination

14.1 Group Edge may, at its sole discretion, suspend or terminate your access to the Platform, remove your registration from any Campaign, or restrict your use of any service with or without notice if it determines that you have violated these Terms or engaged in conduct that is harmful to Group Edge, other Users, or Developers.

14.2 You may request deletion of your account and associated data at any time by contacting: privacy@groupedge.in.

15. Governing Law & Dispute Resolution

15.1 These Terms and Conditions shall be governed by and construed in accordance with the laws of India, specifically the laws of Telangana.

15.2 Any dispute arising out of or in connection with these Terms shall first be attempted to be resolved through good-faith negotiation between the parties.

15.3 If a dispute cannot be resolved by negotiation within 30 days, it shall be subject to the exclusive jurisdiction of the courts of Hyderabad, Telangana, India.

15.4 Nothing in these Terms prevents either party from seeking emergency injunctive or other equitable relief from a court of competent jurisdiction.

16. Amendments to These Terms

16.1 Group Edge reserves the right to modify these Terms at any time. Amended Terms will be posted on the Platform with an updated Effective Date.

16.2 Continued use of the Platform after an amendment constitutes your acceptance of the revised Terms.

16.3 For material changes, Group Edge will endeavour to notify registered Users via WhatsApp or the contact number on file. However, it is your responsibility to review the Terms periodically.

17. General Provisions

17.1 If any provision of these Terms is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.

17.2 Group Edge's failure to enforce any provision of these Terms on any occasion does not constitute a waiver of that provision.

17.3 These Terms, together with the Privacy Policy, constitute the entire agreement between you and Group Edge with respect to your use of the Platform.
